Buying a home is so frustrating.

I reached out to a buyers agent a few weeks ago for a home that I LOVED. She was very slow in putting in an offer even though I had an offer letter. She was not competitive with the seller at all. I lost that one. I reached out to a new agent hoping I would get better service. Every house I send her she responds with “I don’t think you would like this one it’s only __sq ft.” Or “this one is not in __ school district.” We have not discussed either of those things so I think she has me confused with someone else. So now I’m working with this guy who seems to be VERY pushy with the licensing agreement and is asking me to pay all these fees. I toured 2 homes that I loved but my dad found termite damage while touring one, and the other he failed to tell me that there was a train track in the back yard. The guy is basically a walking red flag.

What am I doing wrong? I feel like I’m getting nowhere.
