I don't know if this is just in my area, but it seems like a solid 30-40% of the houses in our price range say INVESTORS/CASH ONLY somewhere in the listing. I'm not talking about homes that need total rehab either. Just normal single family homes. Why do people do this? Personally I think real estate investing is super scummy in general. Let a person that's going to live there buy that house.

Is it just my area? What's the benefit to the seller? Could I make an offer anyway?
