I have just under £50k in crypto at the moment, and I'm looking to sell and divert the funds into something else. My initial idea was to move it into my SIPP as it's a bit low, but I'm now considering the prospect of buying a buy-to-let property.
There are some decently-sized properties in my city worth between £100-150k, and the yields look decent (north of England).
I appreciate that there's now more stamp duty to pay, mortgage interest relief is no longer available, and that being a landlord is harder than the passive investing I've been doing so far, but it appears as though the rental income will be enough to service the mortgage, cover expenses and I'd have enough to overpay and get to a point where I'll have decent cashflow in 10-15 years.
This is just a thought at the moment & I will be doing more research, but I wanted to get some advice from people here that have more knowledge and experience than me. Any advice would be very much appreciated. Thank you.

£44k salary
A year's worth of expenses in easy access account
£28k in SIPP and workplace pension
£59k in S&S ISA (All Cap)
£45k equity in house valued at £155,000
EDIT: Thank you all so much for the advice. You've definitely convinced me to steer away. I'll be looking at maxing out my ISA & overpaying my existing mortgage.
