Anyone make the jump from boarder to horse property owner?

Iā€™m looking at buying a house that has a barn and an arena to become more ā€œseriousā€ about showjumping, but Iā€™ve been a full boarder my most of my adult life. I know how to take care of a horse because I have had to do it at shows/ been to barns that were not full care, but Iā€™m hesitant to turn my hobby into a job and end up hating all the work. Anyone done this before? Did you hate it? Do you love it? Was it a fail?

Could also consider having a groom live on the property, but thatā€™s a whole other expense that will probably cost as much as boarding some!

Just looking for someone to be like ā€œDO/DONT DO ITā€ so I can stop thinking about it lol

Thereā€™s a really good trainer in my area who travels and mainly works with riders who donā€™t board, so I could def use that trainer. Iā€™m more concerned about all the horse care in winter - like frozen water, mud, heavy rained out pastures, rain rot, fungus prevention, blanketing, mucking, feeding at 6am, etc. seems kinda miserable but maybe you just get used to it?
