How do I stop doing theatre of the mind when I have no minis or maps or money?

I'm looking into getting into professional dungeon mastering and I don't have any minis or maps and usually just resort to theater of the mind when I'm running for my parties but I would like to stop doing this and actually have a physical component to my games. Any suggestions will be greatly appreciated!
