Apple paying same rent for Mumbai and Delhi stores despite Delhi store area being much less

Hey, Apple just opened their official stores in India. So I read on the internet that Apple is paying a rent of 40 lakhs per month for its Delhi store and 42 lakhs per month for its Mumbai store. However, the Delhi store area is ~8700 sq ft and Mumbai store area is ~20000 sq ft. It’s more than double. Considering that both the stores are in one of the most posh localities of both cities (Saket and Bandra Kurla Complex respectively), why is the rent so high for the Saket store? Also, I have heard that real estate is more expensive in Mumbai than in Delhi, which makes the situation even more puzzling for me. Wanted to know fellow redditor’s theories .
