I hereby declare the institution of the United Farmers of the City of Aytos or UFCA

Introduction

UFCA is a syndicacy which aims to improve the agriculture industry of the City of Aytos and facilitates people who wants to specialize into agriculture.

The term agriculture here refers to the various activities that uses land to grow materials and harvesting them, so logging is also part of the syndicacy, as is the traditional meaning that includes crop farming and animal farming.

the UFCA aims to lease islands and lands from the government to be redistributed among its members in terms of enclosed protected glasshouses termed lots. Lots will be built in varying size according to the biome it's built upon. But each lot should have the ability to produce at least 100 irons worth of harvest each time it is harvested.

membership of the syndicacy will depend upon the availability of lands and lots, but new citizens and existing farmers will be prioritized upon.

Membership Requirements

1. be a citizen of the City of Aytos
2. be willing to specialize in farming
3. must not be a part of other production-based industries, such as XP production or mining, but service-based industries such as construction and deliveries is permitted.
4. be willing to commit a part of the harvest to be submitted for the syndicacy's organization. A harvest of 9 stacks of hay blocks or any other equivalent in value have to be submitted to the treasury at the end of each week. Any extra harvests is free to be utilized or traded by the members. The Syndicacy shall make no inquiry on the origin of the weekly submissions.
5. be willing to store the produce of the week irregardless of the weekly requirement until the end of the week to be inspected by the management for assessment.
6. A starting member may only receive one lot for he/she to manage.

Treasury and Economical Activities of the Syndicacy

1. The Syndicacy shall maintain funding for the lands it lease from the Government, and shall put no financial burdens upon its members regarding this.
2. Funds of the Syndicacy shall be obtained by auctioning or selling the submitted produces of its members.
3. Any extra produces submitted by its member more than is required shall be regarded as private property of the submitter who have made a request to the Syndicacy to be a middle-man to the market, and this portion of the income shall be redirected back to the submitter.
4. At the end of each month, at least 20% of the surplus shall be invested into government bonds, as a method of insurance and also as a service to the city.
5. Any remaining surpluses obtained from the monthly proceedings shall be discussed upon a general meeting of members on its utilization. The members have the right to redistribute the surpluses upon themselves after a vote.
6. The Syndicacy may invest in additional lands and lots as agreed by the general meeting.

Structure and Management of the Syndicacy

1. The Syndicacy shall have a Director, a Treasurer, and both positions shall be voted upon from the membership
2. The Director is responsible in managing the Syndicacy as an organization, keeping track with securities, and dealing with day-to-day management as required by the membership.
3. The Treasurer is to maintain the Ledger and keeping track of the submission of each member and the income of each members. The Treasurer may transfer either diamonds or irons as the result of sales to the members according to the request of said members.

Additional Lots and Intensification

1. A member may obtain additional lots when the number of lots exceed the number of new requests to join the Syndicacy.
2. The selection of which member to obtain additional lot per requests is determined by the numerical production in the member's existing lot so as to make sure that the new lots will be used efficiently.
3. A member who is efficient in managing the lot shall have the right to request at the general meeting to have the lot used to be intensified.
4. Intensification is the process of adding layers of clays under the tilled land to maximize the efficiency of the farm.
5. The intensification process shall be burdened upon the treasury, but the intensified lot shall submit 50% of its weekly produce for two weeks to cover for the costs.

Termination of Membership

1. A member may be relinquished of his right to the lot and the right to ever enter the syndicacy again if he failed to submit the required produces for two conscecutive weeks.
2. The termination doesn't regard a holiday request at maximum of 4 weeks which is notified a week before the first non-submission of produces.

Anybody who are interested in joining the syndicacy now may reply "I'm interested to join" and we shall discuss the terms of constructing and leasing the first lots. I prefer the island east of the city to be acquired. I plan the lots to be IR'd to minimize griefing and losses of the members.
