Lease vs Buy

Forgive me if this is a basic question. I leased a 2021 Mazda Cx-30 and my lease is almost coming to an end. The dealership clearly wants me to lease a new vehicle with them, and is offering incentives like my final 3 months with no lease payments, and great deals on a new lease. At the same time, the trade-in value of my car is higher than the cost to buy it. Given the market right now, what is the best choice?
