Buying carwash, want to do creative financing. any ideas how?

IF this post isnt allowed please let me know. I couldn't find many areas to get help on reddit.

So like the title states, I found this carwash priced really well, self-wash. been on the market for a while. But has been well taken care of and overall looks amazing. Downside. The seller is going through a realtor who absolutely talked nothing but crap about it. For example, he pushed that it only makes 1k a month, small town etc etc. He defiantly wasn't working in his client's best interest. Thing is the wash barely has any marketing if ANY, Lights need to be switched to led *imo*. And more front display/marketing needs done. Busy road and no cars stop? cmon.

Anyway, to the real reason why i created this post. I don't want to go through a bank or that realtor for any help. But I've been told i can do creative financing with the owner basically rent to own. Has anyone else done this? If so do you have a template i can use and how can i convince the seller to drop the realtor and go through me?

Any help would be amazing, thank you!
Edit: Yes this would be my first physical business, and i have worked at carwashes so i know the ropes.
