Obnoxious amounts of lag

First off, a buddy and I were trying to LAN just via my wireless network and that hasn't worked at all. So we're playing via the friends only thing, but whoever isn't hosting is constantly dealing with abhorrent amounts of lag the whole time. Not a few moments or a second behind, but literally no effectiveness in the game because the lag is easily 10 or more seconds. Anyone else facing this? Any ideas as to what we could do?
