Booth Rent Hell

This is gonna be a long one but I need opinions. Especially from owners.

I work at a booth rent shop, I've known the owner for years. When she opened this shop she didn't do any research or have a business plan. There is only 3 of us who work here, the owner, myself and another barber. Im booth rent and the other barber is commission. (the overhead for this place is outrageous and there is no way the owner is making enough to cover it from just my rent and the other barbers commission) The owner works half days and brings their kids with them to work everyday (4yo and 7yo they run a muck....super unprofessional....we arent nannies) Whenever myself or the other barber goes to lunch or takes Saturdays off it becomes this big to do. We give the owner our schedules monthly. Mind you us barbers work the hours the owner sets because "our booth rent doesn't give us the right to have 24 hr access to the shop" The owner is now trying to make us sign contracts with non compete clauses (because they are tired of us "throwing in their faces that we are contractors) and wants us to do a daily duty sheet (the shop stays clean even tho the owner doesn't ever clean...) the owner also expects us to take home and wash the shop towels. They also say its our job to make sure 1 of us is always available for walk-ins on Saturdays. Am I tripping? Because I feel like as a renter you dont get to dictate any of that.

With all that being said Im planning to open my own shop but I want to do it correctly, and I want it to be fair for booth renters and for me as the owner. Hit Me with advice, tips, tricks.
