Expecting a crash, what is some safer space to keep money? anti-inflatory?

Hi, A friend of mine is holding a big wad of cash. about 65k. Inflation tells me that money needs to be invested in something else than cash. However, I expect most advised ETF's here, like vwce, emim, swrd,... to also have a big negative punch in the upcoming months. Also expecting the housing market to take a big hit with these insanely low interest rates..

So what's the best to do? I think it might be a very bad time to buy a house, but maybe equally bad to buy into some etf's. what are some anti-inflation stocks or funds that might be on the safer edge of the spectrum to conserve wealth?
