Borrowing capacity

Ok so in this scenario:

I have an investment with 200k remaining and $500p/w rental income

I have a primary residence purchased 726k paid down to 180k. So quite abit of equity

I am looking at moving but my question is should I pay out the investment first or not?

Would this help with my borrowing power or make it worse?

Edit: If it helps my primary residence has been valued at $1.2m - $1.3m
