Full CGT exemption when selling to FHB. Would make financial sense to sell at a lower price to FHB, particularly when property has been held for some time.
0 interest over first 3 years to essentially function as a deposit.
The second one wouldn't really be adopted by banks, unless it was basically the government paying the money or giving it as a tax concession perhaps marginally above the RBA rate
