We've found a property that we love. Looks nice, plenty of space, close to the beach and cafes. Great location overall.
However, the agent has told us that the property was previously meth contaminated ('low' traces, so not a lab, perhaps just occasional use). The seller has put in work to remediate the property, and now it's within the acceptable legal limits. All of this is in the contract.
I did some research, found a lot of info on how meth testing is a scam industry, and such low trace amounts of meth are harmless. This makes us more comfortable with buying the property, and we do love it.
I was wondering:
- What does everyone think of this, is it a big problem?
- Does anyone know if there is any obligation for me to disclose this to the next buyer, when it comes time for us to upgrade to another property? Given it's been remediated? I don't want a property that I will be potentially stuck with.
- Is there any obligation for me to disclose this to a tenant if we ever decent to rent out the property?
Thank you
