(Continued) some land plots I’ve seen would be around 400-700k. Would it be more reasonable to build and can anyone tell me approx AUD/m2 building costs currently?

We’d be looking for 2/3bed house, 1 or 2 storeys, garage, outside terrace. Nothing extravagant but a generally nice modern townhouse style.

You are on the right track as the only reason why prices are so high is because that's what people keep paying. Hunt around. Don't overpay. Check flood maps. Get in depth builders reports. Most of all, of you are going to overspend, make sire it's actually worth it to you.
