Scared my new potential Landlord is untrustworthy

Nooklyn has sent in our application for a new apartment to our new Landlord and I’m feeling a bit nervous. We haven’t received the lease yet to sign, but we have paid Nooklyn’s $1000 good faith (which I don’t think we get back if we get accepted to sign the lease).

I’ve read online (igloo) that the LL owns multiple properties in Brooklyn, and is considered a “slumlord”. Is unresponsive with maintenance requests and doesn’t give back security deposits to “paint” the apartments when tenants move out.

The apartment we’re potentially moving into is a brand new gut renovation. There were a couple things still wrong like a leak in the wall but I made sure to email Nooklyn that this, and other repairs, should be fixed first, otherwise we won’t sign the lease. It’s a great place, we have a good net effective with a few month’s free rent, but it just seemed like they were desperate to fill the room so were sweetening up the deal with free months. If it’s such a good deal, and the place is brand new, would you still sign the lease? I’m worried I won’t get my security deposit back in the end. I might take the L on the Nooklyn good faith deposit, not sign the lease, and find a different apartment.
