DTLA nice areas?

I just moved and looking to explore LA..So I took a cruise from Costa Mesa to DTLA to explore. I went to little Tokyo, however I saw tons of vandalism and trash everywhere. Does La have a nicer area downtown well that is considered nice and maintained? I have plenty of more adventures to come but just curious. I know Orange County, Hollywood and Beverly Hills are nice….but I wouldn’t consider them downtown.
