What questions should I ask current tenants / agents / landlords before renting?

Hi guys, when going to view a property to rent, what are questions you can or should be asking the current tenant or landlord/agent? I have questions at the back of my mind but also want to be considerate and am not sure what are acceptable questions. For example:

- How much do you spend on electricity usually?

- How is the landlord or dealing with agents? (Weird if the agent is around)

- I notice there are stains/mold on the wall etc , is this a common problem and are there plans to remove or paint it?

- Why are you planning to move out? (To find out if there was anything the tenants are unhappy with)
- Was there any water damages or electrical outages recently?

Would appreciate any advice here!
