Hi everyone I'm new. I live in Arizona and my dad passed away last month in his mobile home in San jacinto, CA.
He left no will, his paperwork to the mobile (and other documents) are in that mobile home. Him and his side piece had that info.
My parents were in this unhappy, loveless and abusive marriage for over 50 years. My mom also lives in Arizona, she filed for divorce a month before he died.
She's working with her attorney. She's been a stay at home all of her, she has no assets in her name, just zilch.
I'm the youngest daughter (grown), my family don't want anything to do with his mobile home so I've been making a lot of calls. I have an appointment to speak with riverside superior court via phone regarding probate, if there are any fees.
All I want to do is see if I can get the title in my name and have a realtor help me sell it (I need to go inside to get some stuff). The unit is in terrible condition I just want to sell it as is. His property is worth $45k for 2023-2024 fiscal year, he bought it in the late 80s.
I don't know what other shady shit him and side piece have been doing all of these years. My mom didn't go through with the divorce the 1st time when I was 11.
My mom doesn't want to go back to his mobile home. All of his transactions were done in CA. I'm from Cali too but came to Arizona at 10, so his assets are here because he paid bills here in Arizona and mom has proof of that.
In Arizona, we donβt have a probate law. My mom told the Arizona probate lawyer she wants nothing to do with mobile unit. His side piece left the place.
I don't have money for an attorney. If I can sell this with the title and be done with it - fine with me.
Dad still owes hoa dues for this month, his property tax yearly is 537 which is paid for this year.
Any suggestions? I don't know how California parent child inheritance work. As far as we know, he didn't leave a life insurance policy.
