Rental maintenance question

G,day everyone.

For some insane reason my landlords against the Property manager's advice have refused to put my rent up. For the last 13 years so I'm paying $300 per week for a two bedroom house on about 1 acre of property. Crazy!

In the past year they have changed to 6 month leases instead of the yearly they used to do. So this makes me nervous, i think something is coming up but geez there taking there time about it. But hey I'm happy to stay as long as i can.

Im a good tenant i do repairs touch up paint and fix problems.

Unfortunately the hot water heater decided to die about 2 weeks ago, They were great had some one out the next day to replace it and they upgraded it to a decent size.

How ever in October last year the main only air conditioner decided to stop working, At the same time i asked if there was any possibility of getting one in the bedroom where i spend a lot of my time and save the noise from my window rattler. A couple of days later the air con guy shows up says yeah the main AC unit was blown and quoted for a new one for the bedroom. A couple of days later the landlord approved the quote for the new install, and a day or two later it was done by a very dodgy guy who ignored my instructions and i know he isn't following Australia electrical standards. ( He just wired the unit up to the back of a GPO next to it.) In my bedroom.

A few weeks later i ask about an update but got no response, and then tried again every 1 or 2 weeks to see about progress, but i noticed the RE had sacked all their workers and had a new team that was trying to learn everything. So i gave them a break for a while and then this year around Feburary i asked again and they said they would chase it up.

So every couple of weeks i send them a nice email reminding them about the broken unit, they have sent over a few guys to quote. But i hear nothing back.

When i emailed them yesterday they said it was waiting for the landlords approval, unknown how long it took the RE to get the 2-3 quotes.

Is this something i should be hassling them about? Its been like 9 months with out this AC unit, i think its fair they should have replaced it by now.

If i had some spare cash that i might have soon, should i just replace the unit myself saving me the hassle and them the money of replacing it? If i had solid 1 yr lease i would be happy and do it myself, but I'm nervous that i could be kicked out at any time. And replacing it wont be cheap maybe $1400 7kw, But i think if they replace it there going to put my rent up after a new water heater and a new AC unit it in the bedroom.

So i cant decide if the landlords don't want to spend the money if so why did they approve the bedroom unit? Unless they got mixed up and approved the wrong quote. Or is it the real estate that's being very slow to give them quotes?

Also trying not to knock the apple cart so they just don't decide to double my rent next lease.

The air con unit is on the lease.

I just know I'm never going to get another house if it all and no chances of finding something cheaper.

Any tips on how i should handle this? Please...

I do have a portable one i can use in summer, but its pretty shitty, but solves the issue.

I also have another minor issue, there are water damage holes one hole is each room about the size of your fist and water damage marks around it. The problem has been fixed in the roof tiles but do they have to fix all the holes in the ceiling or they can just leave holes there? Im scared there going to blame me and say its up to me to repair or lose my bond type of crap? Also the carpets are starting to wear out, that's what happens after 13 years of being their tennent.

There is also a broken roof tile that is broken in half, the handyman fixed it with some silicon but noted to them it needed repairs urgently, But of course i hear nothing back. there are no spare roof tiles, so how do i find one that will match my roof? And just buy one or two of them? Saving the landlord time and money.
