Raising the rent on a tenant

I’ve been sheltering a homeless guy for a few months now, he’s currently paying $250 & my house payment. He’s gotten a job now, bought a car. His rent helps but I know I could get someone in for $500.

He does nothing around the house unless I force him too. He made me so many promises, hasn’t kept them. He contributed to the breaking of my washing machine. He stole from me before, lied to me about still having it but it was in the possession of the jail.

I wanted to help get him back on his feet, he’s getting there. He’s making enough money to buy a used car for cash yesterday.

I’m honestly just ready for him to go but raising the rent would make it a heck of a lot easier to tolerate his surliness, doesn’t communicate or return my texts.

We have nothing in writing. I know that doesn’t mean a lot. But can I change the terms of our agreement now with 60 days notice, then evict him if he doesn’t comply?
