I think I should charge more for my place. It's a small efficiency apartment/guest house. Very small, like 130 SF small. It is equipped with a kitchen with full size oven, microwave, sink and refrigerator, and it has a proper bathroom with shower. It has a private entrance, off the street parking, safe location - and in a great part of Tampa. Airbnb "smart pricing" has me asking $55-$57 a night. I feel this is low. How do I better determine pricing for such a small space? Hotels are super expensive and I offer more So far I've had this listing active since April 14th, and have been hosted 4 guests without a single day vacant - currently booked for another couple weeks. Happy with the money earned so far, and have had great feedback from our guests... but when should I push pricing? Is "smart pricing" good to use in Tampa?
