I wish AirBnB had an option for hosts to block guests after the guest cancels

I feel like that would be a reasonable thing to offer; I'm guessing a lot of hosts would like to block someone after they've cancelled without having to report the guest as offensive/racist/etc which seems to be the only way to block now.

I have a strict cancellation policy for my long-term stays. In this case, someone gets a full refund if they cancel with 48 hours of making the reservation OR if they cancel 28 days before their arrival date. If they cancel after that, they forfeit the first 30 days of the stay, but don't have to pay after that.

I just had a guest cancel exactly 29 days before his stay started. It was a 3 month reservation that he made over two months ago. During our conversations, he was starting to sound like a pain in the ass, and I was very close to blocking off a few days and telling him that I was no longer available for all of his stay when he finally booked.

My assumption - based on when he canceled and that he was here for a med school rotation - is that he probably booked my place as a sort of last resort, and then continued to shop around for another place he liked better. I have had that happen before, and generally if I get any hint that someone is heavily shopping around, I decline to host them. To be clear, I'm 100% fine with people shopping around. It's when someone starts to say things like "I see this other listing that's the same size as yours, but cheaper, so what can you do for the price?" or "I'm looking for <amenity> that you don't have and others around you do that are a comparably price. How much will you drop your price since you don't have everything I need?" that I no longer have an interest in hosting them.

Anyways, because there's no better option, I reported one of his messages as offensive so I could block him. This is something that a CSR recommended I do before when someone who I couldn't accommodate as a guest wouldn't take 'no' for an answer, and literally kept rebooking the second the CSR cancelled them.

I did leave a note saying that nothing in his message was offensive, and that I just needed to use some option in order to block him because I didn't want him booking again.

I personally think that's reasonable, and it's something I am going to email AirBnB directly to request as a possibility for the future. I have also had people cancel who emailed me to let me know why, and even ones I've refunded past when I had to, because they'd been really nice, their reason to cancel was both believable and sad, and I would have been fine hosting them in the future (and some I did host later). But I think when we get the feeling we're being jerked around by a potential guest, we should be able to block them without having to say they're offensive or racist.

What do y'all think?

I think/hope blocking goes both ways! I've just realized that I'm not actually sure, but that would be the fairest and most reasonable way to handle it.

If someone tried negotiating I 100% don’t want them staying.

That is exactly what I do. If someone starts to try to negotiate, right now the main thing I do is block off a few days during when they want to stay and let them know that I won't be able to accommodate them. Blocking would make that easier.

I also kinda feel like it would be nice if we could check off somewhere if we're open to negotiation? Although it seems like most hosts don't want to, there appear to be handful that don't mind it. I don't want to interfere with how someone else enjoys business, but I have zero interest in negotiating and would love it if there was a way to make it clear that I will not entertain guests who are going to try to get me to lower my price. It would save us all some hassle.

That is a really great idea! I would love to see that, and hope it would have details.

I truly don't care if someone cancels within the 24-48 hour window after they book. But if they're canceling right before penalties would kick in, especially if they do it a lot, then I definitely want to know.
