I'm a host who rents out several rooms in my home. Two of my (longish term; they've been here since January) guests have left. The third is definitely staying through the month, and possibly through the end of the year (med school student, poor guy).
The guest that is still around has his bedroom on the lowest level. The level that my bedroom is on has one of our other AirBnB bedrooms. Now that the person in that bedroom is gone, I've walked around naked on that level all day. Walked naked to the bathroom. Walked naked to the kitchen nook. Naked outside of my bedroom for the first time since January and it feels GLORIOUS.
Meanwhile, I've got over a dozen small home improvement projects that I'd love to do, and now that he's out of the room, I see all sorts of little touch-up that his room could use. Scuff marks on his walls. All the molding in that room could use a deep cleaning. Repainting in the hallway. Scrubbing the white grout in the bathroom until it's uniformly bright white and resealing it.
Obviously, this situation still sucks and I am worried about future income, though if worse comes to worse, I'll switch to even longer-term renters (I usually try to mostly get people who want to stay a minimum of two months). But for now, I can enjoy walking around naked, do a ton of small improvements that are hard to do when there are guests, and take a critical look at my listing photos and rephoto anything that could be done better.
What are your little positives to this situation? Anybody else taking this time to focus on home improvement or sprucing up their listing?
(and in case anybody is wondering, yes I already have all the tools/wood/caulk/paint/whatever needed for these projects, so as of now, there's not even a need to get out to the hardware store and spend money or risk exposure)
