Do I shoot big and risk it all or play it safe?

We are moving, we need about 15k to redo the kitchen which desperately needs to be done.

I build websites as a freelance gig and usually love doing it. I just got an inquiry to build about a 10 page website with a lot of intricate details. My dilemma; I have a regular 40 hour a week job, I just got 3 new clients, and we are in the middle of packing and moving. This job would really only be worth it to me for about 10k to 12k because of how quickly they want the website and how much work would be involved on top of my regular job and my kids. That being said, it might also be nice to have a guaranteed 4k or 5k instead of an iffy 10k.

So TLDR; do I risk quoting 10k and maybe lose the job or do I take the safer route for 5k and not be able to do the work that needs to be done but still be able to do more in the house than with nothing.
