How do I tell my friend visiting town that I don’t want to host them?

So an old friend of mine is visiting my city, and he hit me up recently about his travel plans. I can tell that he’s poking around for a place to stay, mainly to crash at my place.

Typically this is something that I would accommodate however, lately I’ve just been so mentally and emotionally stretched that I don’t have it in me to host anyone. Especially considering I live in a small apartment, my routine and space is very personal to me and important to me right now however, I can’t find the words to explain this or deny him. I feel guilty or like it will affect my friendship. Any advice?
