Is accepting favors obligating me to future favors?

Even if the age of 69, some social niceties Make me feel icky. The fact that I have not accumulated any real friends in my life might be explained by my question here. I live in a senior housing facility with about 30 other residents. Our common mailboxes are in the lobby, where, honestly, I don't go very much. Since our phone numbers are published on a distributed list, it is easy for us to reach each other when the need arises. This one nice "church lady" type makes it her business to distribute packages, or maybe she just does it for me. But it makes me feel funny every time she calls me to tell me there is a package in the lobby and asks if she can bring it to me. Odd pieces of mail have been delivered this way too.

It is a very kind gesture and I appreciate it as such. But I am wondering if there are expectations building that I might fail to fulfill. What do I owe this lady for the favor she does for me unbidden? Today, she asked if I minded her tending to my packages and I told her as long as she was willing to bring them I was not going to complain. That's where it stands now.

If we were younger I might read some romantic possibilities into this but I have no interest in this woman. Yet these are the kinds of circumstances on which reputations are built. I don't know what to do or if I need to do anything.
