"Farming" my neighborhood with events at my house

I wanted to get some feedback. In the past i've gotten most of my business from meeting people face to face at networking events I've put on. I'm in the process of renovating my yard and it's starting to look awesome, I'm excited to throw some parties.

There are some neighborhoods in my city that have a strong sense of community with monthly 'porch parties' where people take turns hosting a little neighborhood house party potluck style where you can come and meet your neighbors.

My neighborhood doesn't really have that but I think it would be a great thing to start. I'm planning on getting business card sized magnets put together with a QR code that links to a Whatsapp group chat.

I live on an island with about 4000 people. I plan on walking my dog and knocking on doors initially but I could probably do some mailouts too.

The idea for party - invite people over and put some money into the event - cater some food, provide some drinks, have a bon fire, set up games etc - just a neighborhood party. What else could I do to make this awesome? Thanks
