First Time Home Buyer Mortgage Advice?

I am a first time home buyer, been at my job for just about a year now and currently living at home. I think the time is right for me to try and move out. I am starting the process of getting preapproved for a loan before I start the search.

What should I know before I go into this?

I have around 40K available for the down payment be it a 20% down payment or 5% with PMI, I haven't gotten much detail on what my options are yet.

What advice can you give me to better prepare me going into this?
