Help me negotiate

I’m trying to help a family friend out with her lease. She has gotten cars from this particular dealership well over 15 years financed and leased. This is the offer they just sent us. What would you guys do? Would you guys negotiate this price? Would you go to another dealership? $10,000 down for lease doesn’t make sense to me at all please help. Located in Southern California if that helps. Are there any bargaining chips for me here?
