Furnished Finder - When to book?

Hello all! I have two questions:

I need a place for the summer. Should I book now or wait for more options? I’m worried if I wait, I won’t find a place at all. But I also don’t want to settle for a somewhat decent place. Grass is always greener on the other side, right?

Next question: The place I am currently looking at does not have any reviews, but they do have the “Verified Owner Badge”. Should I still feel safe/confident in it?

It’s my first time using the website, so I just want to do it right.
