Should I drop family friend as client?
Post Body

Family friend (FF) is trying to liquidate some properties.

To begin, FF has already lied to me about actual rent/cap rate on a property. I have many correspondence of FF saying rents are 100% good, no problems, until I got an email saying one of the tenants will be an issue and the tenant has blew the second shot FF gave them… Additionally, FF wants me to help (more like have ME start the paperwork) in the eviction process of such tenant. At this moment, FF has emailed me housing authority correspondence…

Another property they want me to sell, can’t be sold until they bring it to code after a failed inspection and want me to apply for permits and talk with city. Lastly, there is a different additional property that is in the eviction process with lawyers they want me to help track.

Almost forgot, for a property, FF didn’t want to clean mossy roof and messy lawn for photos. Also, didn’t even show up for them after asking me for date and time (the afternoon prior) and saying they’ll be there.

I feel like FF is trying to hang their portfolio over my head with these possible commissions in exchange for helping FF with these issues. Granted, FF does not speak the best English and wants things done immediately. This is more of a job of a property manager than a RE agent imo.
