Post Body
I have been scouring the various subreddits on real estate and property management, making a list of potential platforms and demo-ing them one by one. I have been through several so far, then I got to this one, which seems to have everything I need in one place. Anyone else using it already? Thoughts? Ideally the features I want from one of these platforms is:
- Expense tracking: ability to link bank account and reconcile transactions
- Ability to split transactions: so far I have only seen this in Stessa
- Ability to send my own leases (not templates) to prospective tenants for eSign.
- Not worried about work orders in the app
- Not worried about built in screening service
- Ability to accept ACH payments from tenants, without high fee like clearnow.
- Ability to allocate transactions to the Organization rather than solely to the various properties (so far have only seen this in Landlord Studio)
- Must function in Firefox (many platforms continually malfunction in Firefox, like Buildium for example, at least for me)
- Reasonable price: doesn't have to be free, but under $20/month would be nice
- Several tenants only communicate with text message, platform must have texting feature for late notices, etc.
- online rent payment feature that automatically adds late fee and won't be accepted if paid partially.
These are a few of the features that I would like. Any input greatly appreciated.
