Ontario, can landlord refuse a sublet request due to he can rent to new tenant(without the middle man) for higher price ?

I'm on month-to-month after the end of a one-year contract, I need to leave the country for couple months and want to sublet it to another tenant(who is currently subletting another room in the same building, but lease expiring).

I have proof of the landlord verbally and in words confirm that she can rent for a much higher price if she just post it online and rent to new tenant (without me). In fact she already posted my room on a housing forum for a much higher price.

Is this a valid reason for the landlord to refuse my sublet request ?
