Hey everyone, when my roommate moved out he scratched up the door a ton with his furniture. Just needing some help getting a good idea of what to charge him / take out of security deposit. Pictures are below, just took a few. Marks are all over the side of the door. In addition, he took a few items that belonged to me (A few DVD's, a big roll of 12 paper towels, a few pots/pans, etc). Is this something I should also be charging for, or just letting it go? There are some other things I've ignored that are a little more than wear & tear, but things I can take care of easily.
Additionally, roommate left without returning his own purchased Garage Door Opener, that was synced up to the garage. I offered to purchase the Garage Door Opener so he wouldn't be out any cash, but he claims he returned it. When trying to reset the garage door opener to clear all remotes, it somehow broke the system and now the garage door opener isn't working. Is this something I am supposed to cover the charge of myself (getting a repair man, or a new opener, it's only a year old), or is this something that can be charged to the tenant (roommate) since he purchased his own garage door opener, without express permission, and failed to return it when handing in the keys?
