[Landlord US-MD] Some Deck Floor Boards Need Replacing

About to move away within the next month, planning to keep ownership of my townhome as a rental property. First time as a landlord in Maryland, so please don't go too harsh on me.

Doing minor repairs/renovations and realized that the deck has some floor boards that need to be replaced. Having trouble finding the cash to cover repairs.

Need advice for how to handle this situation and get the property posted to rent out. I know the obvious answer is going to be REPAIR THE DECK, but I wanted to see if I had any other options... maybe stipulating in the lease that the deck repairs would be completed within 30/60/90 days of execution of a lease, maybe notifying a potential tenant of the issue and advising them to not use the deck until repairs are completed, discounting the rent until the deck is repaired, etc.

Any thoughts?
