My home had an issue with water getting between the gutters and the fascia on the side of the home. The water would leak behind the gutter and fall towards the bottom of the house near the foundation. Since the siding of the house is practically at grade, the water would bounce back up off the concrete and get the siding, sheathing, and sill plate wet. This obviously caused the wood to start to rot. The issue with the water getting behind the gutters has been fixed with flashing, however, I am wondering what to do about the slightly rotted sill plate, sheathing, and siding near the foundation of the home.
The sill plate is rotted in some places, where the sill sits on the foundation, about 1-2 inches and in some places 2-3 inches into the width of the 2x8 sill going towards the inside of the home. So from the outside of the home I can stick my finger on the bottom of the foundation, up into the siding, and feel where the sill plate has rotted about a couple of inches towards the interior of the home. It hasn’t rotted all the way through the plate into the home though. The height and length of the rot is probably an inch or so in a few different places. The home sheathing is rotted quite a bit in some areas as well as the siding. The interior sill plate is intact and I don’t think there is any foundational damage. A home inspector confirmed there was no issues inside the home.
My question is how can I protect the sill plate from further water damage on the exterior of the home? The water dripping from the gutters has been fixed, but I’m wondering if there is anything else I can do to protect the sill from further damage.
