Advise to find space for art studio

Hello, I want to ask people on here if they have any insights I might be missing to help me rent a space for a photo studio. I've been living in the UK for close to 3 years, so don't know all the ins and outs.

I am looking for a small space to rent out, that would be private and secure, to store my equipment and a PC for editing work, to have some space for photoshoots and to keep curious people from peeking at my models during shoots.

So far I have found only temporary lets, like hourly or serviced offices, which I'm not sure if they would be happy with a photostudio in an office building.

The prices seem to vary wildly, from a serviced office being £150-200pm to crappy basement space under a shop for £550pm. Some run down basement would be ideal if it didn't cost half a living wage. Looking for something as cheap as possible, but hey it's Edinburgh.

If anyone has any advise on how and where to look, it would be much appreciated, could buy you a few pints and a dram. Cheers.
