How does city zoning work?

So I was talking with my jw the other day about zoning and how they zone and be segregate areas for specific real estate years in advance (residential commercial so on a so fourth). He mentioned that like 20 years ago he saw a print that had all the zones mapped out from phoenix to Tucson Az, and according to him the prints said that 40 years from then (2044) the two cities would almost be touching. Now I don’t know if completely believe that, but it made me really wonder how far in advance does the government or whoever is in charge of that know what the zoning is gonna look like.

It's a crazy rabbit hole that I've gone down recently.

It feels so unamerican... Did you know there are only a handful of counties remaining nationwide where you can build a home without a permit? And even those counties will probably change soon due to statewide zoning codes.

I'm not against the building code, it's mostly a safety code written in blood, however the zoning code is a whole other matter. Basically you get to dictate what your neighbor builds on his property because at some point we decided that ever increasing property values is the only thing that matters.

Zoning is a relatively new concept, and really doesn't get discussed as much as it should. Most people are totally clueless about the laws that dictate so much of our built environment.

It is totally dependent on what the local city planners have decided. It's all public information. Look up your local governments website for their zoning plan.
