How is the upkeep in your condo building?

I pay around $4800 for a 2bd/2ba with a parking spot in NB. I don’t use the parking spot but I use the storage in front of it and due to the way our building is laid out, I can’t rent out the spot to anyone outside the building. My landlord also has a strict policy against renting out the space. The place is nice, the building is not very old but we have some issues.

As of late, something caused another apartment to flood. The HOA called the plumbing come and they shut off the water. For some reason, when they brought the water back online, the water pressure in my unit drastically dropped. I informed my landlord. That was late Aug/early Sept 2023 and it hasn’t been fixed to this day. My key was getting really stuck in the lock to the outside door to the building, so much so that there were times I thought I wasn’t going to be able to get it out. Again, I informed my landlord only to be told for a few days that no other resident had reported an issue. They came back and told me later that someone else reported an issue. A day or two later, I came back from a walk in the morning to see the entire lock had been almost completely pulled out of the door. The digital door system has also stopped working on multiple occasions if I am not on my WiFi, which I am not on my WiFi if I am standing outside the building. Random handles fall off, one of the cabinet doors has been on its last leg since I moved in, the entrance to the building has broken cement from “flooding” a month ago. The fan in my hallway is making the strangest rattling sound that started in the last 2 months.

My favorite must be the fire station no longer answers calls to the building per the fire marshal thanks to 4 calls in a matter of 48 hrs due to burning lightbulbs in our hallways. This is the latest thing apart from the lack of water pressure and my kitchen tap doesn’t get hot. My electricity bill is astronomical and I’m now wondering if that has something related to lightbulbs that have been in the hallways for a long time randomly burning so high, the plastic was burning and releasing an odor.

We switched management companies and things have improved some.

My landlord is great tbh and she takes care of what she can. She cannot overrule the HOA, that I understand. Just curious what others’ experiences are in the city and what you pay.
