Found writing on back of old painting - supposedly friend of Einstein - detective work

My grandparents (fine art dealers) have had this painting in their garage for ages. It has some writing on the back. My grandparents say that the person they bought it from said the writing was either Einstein's or a friend of Einstein's. I just can't figure out what it says.

I've done some investigation on the name plate on the frame. As far as I can tell, Prof. Elfinger was a professor at George Washington University. The only connection I could find of that name to Einstein was a worker/mistress of Einstein.
